The client purchased the existing steading building unaware of the opportunity for the replacement of the existing delapidated structure with a new build dwelling house.

The replacement building could be orientated to take full advantage of the views from the site and maximise the possibliities for natural daylighting and ventilation in a new highly energy efficient structure.

The design provides a ground floor plan with two double bedrooms, en-suite, separate bath and shower rooms, fully open plan living and dining space with integrated kitchen. The first floor can provide upto three further bedrooms or alternative layouts to provide two bedrooms and a first floor mezzanine lounge space opening out over first floor living space.
